Property Manager – Downtown Philadelphia Commercial High Rise – Base Salary to 110k/year – Philadelphia, PA

  • Our client owns a gorgeous commercial high rise located in the heart of Downtown Philadelphia.  The building has strong occupancy with long term ownership in place.  The organization is looking to bring on their next Property Manager for a line of succession.  The property is considered Class B commercial office space.  Our clients’ goal is to find someone that has some solid engineering knowledge as this Property Manager is involved with all aspects of the building and becoming an expert on the property.  This position offers a base salary in the 80k – 110k/year range (flexible dependent on experience), plus benefits.

Responsibilities:

  • Managing commercial tenant relationships and resolving tenant issues
  • Working to bring on commercial tenants in helping to showcase the building and the possibilities
  • Responsible for the planning, budgeting, and control of operating and capital expenditures. Manages the preparation of annual budgets, forecasts, monthly reports, and variance reports.
  • Property Maintenance Improvements - Directing or assisting with inspections, obtaining bids for larger projects, coordinating or spearheading maintenance work as needed, and managing various projects and other tasks from time to time.
  • Responsible for general supervision of the maintenance in all common areas and keeping up to date with federal, state and local codes
  • Interface with contractors and vendors; Hold vendors accountable for the quality of work, billing accuracy, and adherence to property policies and procedures for all projects.
  • Assist with financial operations including preparation and administration of property operating and capital budgets as well as support of AP/AR functions.

Qualifications:

  • 5+ years of experience as a Commercial Property Manager
  • Skills and experience with monthly financial results reporting, variance analysis, and budgeting
  • Strong written and verbal communication skills
  • Strong team leader
  • Bachelor’s degree preferred

Compensation:

  • Base salary in the 80k – 110k/year range (dependent on experience) and benefits.

Nothing, I bide my time until Chipotle.
