- Our client is a national general construction firm that builds ground-up, fit-outs and retrofit projects throughout nationally in the retail, hospitality, medical, and recreational industries. They are a well-structured, growing company that is looking to add top talent to their team.
- They are now seeking a Project Executive to join their growing team. The Project Executive will manage a team of Project Managers while running one project at a time themselves. The Project Executive’s general responsibilities are client/account management along with mentoring and helping the Project Managers on his/her team with major issues that impact the project and client. The ideal candidate will have an entrepreneurial spirit and a strong desire to work with a high-performance team.
Responsibilities:
- Manage 3-4 project managers and one of your own projects at the same time.
- Weekly reporting on all facets of the projects
- Submit and manage the following: RFI's/Log, Submittals/Log, Sub-Client Change Orders/Log, Shop Drawings/Log, maintenance manuals, as-built drawings, punch lists.
- Take an active role in and guide jobs and job teams in each phase including pre-construction, construction, closeout, and post-construction services.
- Take a big picture view of strategy, risk assessment, and profitability and continuously communicate this view throughout the life of the project.
- Identify and focus on critical issues related to construct ability including associated costs and logistical issues. Ensure timely and accurate completion of all financial processes, controls, and reports, i.e., internal budgets, costs to complete, billings, collections, subcontractor payments, change order preparation and resolution, contracts, etc.
- Ensure that jobs are completed according to schedule and meet profit goals.
- Oversee the change order process to ensure the extras presented to the owner get approved and are fair.
- Assist with new project transitions and pre-job planning.
- Chair all project meetings.
- Meet or exceed project objectives as determined in the pre-job planning process.
- Provide accurate percent complete status on projects to accounting each month.
- Conduct a thorough analysis of job costs vs. budget
- Visit project sites for troubleshooting and for the purposes of ensuring project quality. Site visits to be at least once a week.
- Oversee project security and safety.
- Prepare project AIA Billing requisitions.
- Review all purchase orders, delivery tickets, subcontractor requisitions, and invoices to see that they are coded correctly for project costing.
- Work as a team with assigned foreman and superintendent to build project in a controlled manner. Manage and coordinate with subcontractor.
- Coordinate with purchasing the requisition of materials and furnish information for proper coding of invoices.
Qualifications:
- 10 + years’ experience, at least 5 + years’ as a Project Manager and at least 5 + years’ as a project executive, working for general contractors only.
- Must have very strong computer and software skills.
- Extensive experience maintaining project budgets and schedules.
- Strong organizational skills and attention to detail is essential for this position.
- Must have 5+ recent years creating schedules in Microsoft Project and be fluent with its functionality.
- Ability to manage multiple projects simultaneously while maintaining, 1. budget, 2. Schedule, 3. Quality, 4. Safety while all along following company processes, policies and procedures.
- Ability to communicate RFI's effectively and manage a RFI log and report to management delays in answering, change order requirements and project delays.
- Ability to create and send submittals for approval, manage a Submittal log and report to management any delays in approval or denials that are important.
- Ability to manage the purchase log to ensure that all Owner, GC and subcontractor materials and equipment arrive on the project by the required date to ensure an on-time completion.
- Submit and manage client and Subcontractor change orders. Must be able to determine if the subcontractor change order is valid and that the cost of the change order is reasonable.
- Fluent in Microsoft Office, including Excel, Word, Teams, Share Point, Project and Outlook.
Compensation:
- Base salary in the 140k – 190k/year range depending on experience.
