Director of Construction – Construction and Property Management Company – Base Salary to 250k/year – Chicago, IL
- Our client is a vertically integrated start up real estate company with a focus on value added and opportunistic investments across various asset classes and geographies.
- The Director of Construction will oversee the completion of nationwide ground up, renovation, and conversion projects up to $150 million. This is a remote position, with national travel required.
Responsibilities:
- Oversees all project activities, including subcontractors & vendors, staff scheduling, trade coordination and compliance with DOB & OSHA safety rules & regulations.
- Leads construction meetings to communicate with staff, supervisors, and other parties involved in the construction project to discuss budgets, plans, and goals.
- Interfaces with local governments, inspectors, compliance officers, vendors, engineers, sponsors, and contractors.
- Job reporting, weekly progress meetings, to maintain project completion within budget and on time.
- Performs maintenance tasks required to complete projects or maintain facilities.
- Identifies and adheres to budgets for assigned projects, evaluating hard and soft costs.
- Negotiates contracts with vendors and other professionals.
- Oversees punch lists and the completion of those tasks.
- Handles the permitting process from initial approvals to final Certificate of Occupancy.
- Manages the design team and construction contractors during the development process.
- Solicits bids and retains the development team for each project.
- Assists in coordination of consultants, meetings, and drawings.
- Coordinates plans, specs, and bids to finalize subcontractor scopes.
- Develops and maintain strategies and procedures, including scalable construction strategies from project initiation to handover to the client.
- Provides oversight for value engineering for all pre-development projects.
- Ensures projects are front loaded with rigorous planning, value engineering, constructability processes and best practices.
- Prepares / reviews / assists with processing Lender / bank requisitions.
- Assists the Due Diligence team with analysis of new acquisitions.
Qualifications:
- Degree in Engineering, CM, or equivalent experience.
- Minimum 5+ years’ experience as a Project Manager for multi-family ground-up, renovation, and conversion construction projects ranging from $10-150 Million.
- Experienced with all relevant AIA-Trade Classifications of construction.
- Project management software such as Primavera, MS Projects, Procore, or other similar programs.
- Microsoft suite of products, especially Word, Outlook, and Excel.
- Prior work in Louisiana and Wisconsin a plus.
- Willing to travel nationally as needed.
