- Our client is a Manhattan-based, high-end residential design, development, and construction company. They are an active, boutique company with a small but very close team with an excellent track record of development in NYC for the last 20+ years.
- The Construction Superintendent will be an integral player on this local team. The Construction Superintendent will provide leadership and oversight for the day-to-day operations for all Construction field activities associated with a group of projects that range from $5m to $15m dollars. Under advisement of senior staff, the Construction Superintendent will be the lead professional responsible for the overall performance and success of each project in the field including the project schedule, subcontractor relationships, materials/equipment management, quality, safety and client relations.
Responsibilities:
- To provide leadership and to establish and maintain effective and harmonious working relationships of the on-site staff and to promote a positive project morale
- Ensure all trade and vendor conformance with Project schedule and completion dates. Provide key information to Project Manager to insure proper and accurate distribution of 2- week look ahead schedules, and project update schedules.
- Ensure all laborers working on site, have proper OSHA cards and other required license that may be required such as scaffolding or hot work permit.
- Organize and have all DOB paperwork readily available for DOB inspectors, who will review sign in sheets, daily logs, tool box talks, pre task safety meeting etc.
- Coordinate release of, verify, and approve all material deliveries and confirm that all material quantity and quality is consistent with order. Approve all bills of lading, delivery tickets, invoices, etc. and ensure that Project Manager receives all verified documentation
- To have a thorough and complete knowledge and understanding of the General Contract, each Subcontract, the contract drawings, specifications and addenda, and to assist the Project Manager in the development of the on-site procedures.
- To examine the contract drawings, specifications and addenda for design deficiencies, impractical details and possible code violations, and to bring these to the attention of the Project Manager who will review them with the Architect.
- To assist the Project Manager and the Scheduling Manager in the development and refinement of the Project Schedule, and to work with the Project Manager to keep the schedules properly updated, and to see that the job meets the various required dates
- To plan and review the Construction Program with the Project Manager including quality control procedures, safety and security practices, field office location and layout, temporary utilities, staging areas, equipment and manpower.

- To cooperate with, and direct, when necessary, the activities of the inspection agencies, and to effect remedial actions indicated by the reports of these agencies
Qualifications:
- Must possess a valid New York City Department of Building (DOB) Construction Superintendent License – this is a requirement of hire
- 5+ years of complete ground up construction projects on their portfolio
- Experience managing projects that are no less than $5 million and up to $25 million is preferred on multifamily apartment buildings
- Experience with foundation and super structure work
- Proficiency with reading and interpreting construction blueprints, contract documents, and other specifications
- Must have completed the DOB Approved 40-hour Site Safety Manager Course AND 10-Hour Occupational Safety and Health course
- Experience with construction software i.e. Procore, Buildertrend, PlanGrid, Autodesk Build, etc.
Compensation:
- Base salary in the 160k – 200k/year range
- Annual bonus opportunity/project based bonus opportunity
- 401k after 1 year of employment
- Paid Time Off (2 weeks to start)

When did you start selling? – My dad told me once when I was a teenager that “you could sell ice to an Eskimo.” So ever since then I think I’ve had a knack for it. I absolutely love meeting and talking to people so it’s always been a gift I’ve had.
What is your favorite show or shows to binge watch? The Office, Lost, Stranger Things, Blue Bloods (just to name a few). I’m also a HUGE movie person, I absolutely love a good long movie that can draw in your attention and make you think.
