Construction Site Superintendent – Single Family/Multifamily New Construction – Base Salary to 115k/year – Philadelphia, PA

• Our client is a general construction company that was formed in 2020 to manage single family and multifamily ground up construction projects and historical renovations for a select group of Real Estate investors. Their projects are entirely in the Philadelphia area with the sole purpose of serving the local community. They have a small team of powerful leaders that are committed to doing work on time, on budget, and getting their partners paid!
• The Construction Site Superintendent will be responsible for overseeing the construction projects on site, managing the subcontractors from ground-breaking to successful project completion. This person will be managing materials, safety, and quality at a high-level to ensure customer satisfaction.

Responsibilities:

• Manages Construction through Close-out of Single-Family Construction on average, 25 homes at a time.
• Effectively Communicates & Coordinates All Stakeholders
• Proactively Identify project issues and develop and communicate potential solutions to resolve.
• Inspects Work Installation & Completion for Adherence to Plans & Specifications
• Manages Detailed Critical Path Schedules in Compliance with Project Requirements
• Ensures Accuracy of Surveys & Layouts
• Maintains Site Specific Safety Plans and create weekly job safety reports.
• Update schedule in Builder Trend and forecast upcoming work to project team and subcontractors.
• Communicates and coordinates schedules with subcontractors per timeline.
• Request pricing from subcontractors for any change orders or missing scope items.
• Coordinate all L&I and special inspections.
• Coordinates and schedules materials on the jobsite.
• Create detailed daily reports in Builder Trend including pictures and daily activity.
• Create material quantity takeoff for pricing and ordering of materials.
• Responsible for keeping the job site clean and coordinating the cleaning with subcontractors.
• Complete Internal trade checklists and quality control documentation.
• Creates a punch list and communicates to subcontractors to ensure completion.
• Oversee the ordering and installation of all utilities required for project: PECO, PWD

Qualifications:

• Candidates must have a minimum of 5+ years of experience as a Superintendent on ground-up single-family projects or multifamily apartment buildings, preferably affordable housing
• Experience with track home building
• Strong analytical, decision making & problem solving skills
• Reads and understands blueprints, as well as city of Philadelphia requirements
• Experience with wood-framing & podium projects
• Understands construction processes and the entire construction project lifecycle
• Experience on site delegating work effectively
• Excellent written and verbal communication skills
• Operates with integrity and takes responsibility among team members and project deliverables
• Ability to identify and create industry standard items; RFI’s, change orders, two week outlooks, daily logs, cost controls, scopes of work, using Philadelphia eClipse, contracts, etc.
• Understands status of submittals: PECO, PGW, ROW
• Strong computer skills including the use of construction management software, MS Office and other communication platforms.
• Self-Starter, able to run multiple job sites at one time and take ownership of the schedule and quality.
• OSHA 30 Certified

Compensation:

• Base salary 90k – 115k/year range depending on project portfolio
