Construction Project Manager - Site Development Construction - Base Salary to 100k/year - Manassas, VA
  • AllSearch Recruiting is seeking an experienced Construction Project Manager for our client in Manassas, VA to lead civil and utility projects from award through successful completion. The Construction Project Manager will oversee multiple projects with a focus on comprehensive site development work, including earthwork, underground utilities installation, and related civil construction activities, serving as a trusted trade partner primarily for residential developments, commercial projects, and other building professionals in a major metropolitan region.

Responsibilities:
  • Lead multiple civil/utility projects from award to closeout, overseeing site preparation (clearing, excavation, grading), underground utilities installation (wet/dry systems), stormwater features, erosion/sediment control, and associated earthwork
  • Collaborate closely with estimating teams, field superintendents and crews, clients, and senior leadership, balancing hands-on site oversight with essential office-based administration to ensure projects stay on schedule, within budget, and aligned with client expectations.
  • Handle full project administration: contracts, permitting (including environmental/utility approvals), scheduling, submittals, utility coordination, progress billing, change orders, COIs, lien management, and safety/erosion control documentation
  • Track and report financials, including monthly P&L, invoicing via schedules of values, cost control, and material/labor budgeting
  • Source, order, and manage materials (aggregates, pipe, fill, erosion products) for timely delivery and competitive pricing
  • Conduct site visits, attend pre-construction and progress meetings, and participate in inspections for grading, utilities, stormwater, and site stabilization
  • Provide quarterly project updates to leadership on milestones, financial status, challenges resolved, and client satisfaction

Qualifications:
  • 2+ years of project management experience in civil construction or site development; preference for earthwork, underground utilities (sanitary/stormwater wet systems, some dry), grading, excavation, erosion control, or stormwater management
  • Working knowledge of turnkey site work process: from grading/excavation through utilities installation, perimeter erosion control, stormwater features, and site stabilization
  • Familiarity with site utilities materials (e.G., sanitary/stormwater pipes and lines) and installation sequencing
  • Strong administrative skills (contracts, billing, submittals, permitting, financial tracking, documentation) and on-site (visits, coordination, inspections)
  • Candidates must be legally authorized to work in the United States
  • Knowledge of project billing, minimal change orders, and residential/commercial site projects ($750K–$3M range)

Compensation:
  • Base salary in the 85k - 100k/year range
