Construction Project Manager - Carpentry and Demolition Construction - Base Salary to 140k/year - Minneapolis, MN
Job Description
- Our client is a commercial demolition and carpentry company that works with GCs to handle those scopes. They utilize union crews to take on projects in healthcare, retail, hospitality, restaurants, parks and education. Projects range up to 3.5 million, and include both ground up and TI work. While they have been around since 1989, they are a smaller office that prides themselves on their commitment to projects, and their family friendly environment.
- In this role, the Construction Project Manager will be handling Estimating and Project Management on wood and metal frame carpentry and demolition scopes. This will involve working out of the Minneapolis office, with some pre-construction site walks. The Construction Project Manager should have PM and Estimating experience in either self-performing commercial carpentry, demolition, metal framing/drywall, or wall coverings and acoustic ceilings.
- Ensure complete understanding of the scope and details of jobs for bid; read and review contractor’s plans and blueprints to determine job requirements
- Complete job walk-throughs; review the actual jobsite conditions and verify against blueprints
- Mark-up and complete a handwritten takeoff for bid requests received from contractors
- Enter and track proposal details in the project management estimating database, and generate a price estimate using Sage Timberline
- Consolidate all information into a proposal, and deliver to the contractor according to their predetermined bid-schedule
- Follow up on and track proposals and report/record outcome
- Take overall responsibility for getting projects completed within time and cost limitations through constant communication and review with KCI leadership
- Review contracts, specifications, work schedules, and purchase orders daily
- Work with field supervisors to organize, plan, and schedule fieldwork for jobsites
- Communicate new priorities with field supervisors due to field change orders
- Communicate daily with owners, clients, general contractors, and architects regarding work schedules, scope of work, materials, and equipment
- Attend regular site meetings with general contractors to review project progress
- Recognize areas of opportunity for cost savings while maintaining safety and quality
- Enter and track proposal details in the Timberline database, generate price estimates for jobs, and update monthly billing information
- Create budgets and schedule of values, tracking % complete for jobs, and communicating this with accounting
- Review and approve invoices from accounting for job related purchases; ensure proper pricing and phase coding of purchases
- Build and maintain strong client relationships
- 4+ years experience in commercial carpentry or demolition scopes. Would also consider metal framing/drywall, acoustical ceilings/wall coverings, or possibly lumber yard quantity surveying experience
- Commercial experience in both Project Management and Estimating/takeoffs required
- Excellent understanding of building structure
- Ability to handle multiple, concurrent projects while meeting deadlines
- Bachelor’s degree in Construction Management or similar preferred
- Ability to work full time from the office as well as perform site walks as needed
- Computer skills in MS Office/Excel required. Estimating skills in Sage Timberline preferred
- Excellent plan-reading abilities
- Base salary in the 100 – 140k/year range
