Construction Project Manager – Multifamily New Construction – Base Salary to 130k/year – Wilmington, DE

  • Our client is a privately held real estate development company with over 75 years of experience enhancing local communities. They specialize in multifamily apartment buildings with a diverse portfolio that includes over 6,000 residences between Delaware, Maryland, Pennsylvania, and Florida. They also have experience with commercial, retail, and office space construction projects proving that they are strategically diversified in order to continue their trajectory of steady growth.
  • The Construction Project Managers are crucial members of our local team. We are currently in need of up to 2 experienced Construction Project Managers that will be the designated project owner responsible for all planning of project schedules, evaluating cost and schedule impacts, and coordinating all work to be completed on given projects. They will provide leadership at regularly coordinated meetings while assisting staff members with project-related issues. This person will be enforcing safe work practices along with Construction Superintendents that meet or exceed OSHA and Company safety standards.

Responsibilities:

  • Pre-Construction:
    • Review contract documents and work with the project team to prepare bid proposals and provide guidance on constructability issues.
    • Develop scopes of work for the various disciplines.
    • Develop project schedules and site logistics plans.
    • Work with the project team, as needed, to obtain permits from the AHJ.
  • Construction:
    • Own the project(s) from all aspects.
    • Provide guidance, leadership and direction for field supervision, project engineers and other subordinate staff.
    • Responsible for the planning, scheduling, and coordination of all work to be done on a given project.
    • Conduct weekly coordination meetings with the contractors and design team, as needed, to ensure the progress of the work, the project schedule, safety, and upcoming activities.
    • Conduct regular quality control inspections to ensure that all work is done in accordance with industry and LC Construction standards.
    • Maintain a current set of contract documents that includes all revised drawings, specifications, addendums, sketches, etc.
    • Manage the evaluation of costs and schedule impacts of project revisions and ensure that proper documentation is completed to memorialize scope changes.
    • Work with the project team to schedule and coordinate the delivery of equipment and materials needed for the project.
    • Develop and maintain constructive relationships with representatives of sub-contractors, in-house clients, code officials and design consultants. Provide leadership to maintain harmonious labor relations among job site personnel.
  • Safety:
    • Assume responsibility to enforce safe work practices by all workers at the job site and to ensure that all work is performed in a manner to meet or exceed OSHA and LC Construction safety standards.
    • Work with the company team to establish Site Specific Safety Plans.
    • Conduct Pre-Installation/Pre-Planning meetings for high-risk and/or complex activities with the trades that will be performing the work and share this knowledge with those to whom it applies.
    • Work with the onsite team to maintain project safety files at the site.
    • Immediately notify the management team of any lost time accidents or incidents involving LC Construction or any other project personnel and initiate investigations.

Qualifications:

  • Proven construction experience in a Project Manager’s role with a minimum of Five (5) years’ experience working on projects ranging from $20 million to $40 million is required
  • Prior experience in multifamily, hotel, or commercial new construction is required
  • Familiarity and experience with Bluebeam software
  • Experienced using CMIC Construction Software is also highly desired, but not required
  • Ability and experience communicating to process RFI’s, Change Orders and other financial documentation
  • Ability to read and understand blueprints, contract drawings and specifications
  • Excellent interpersonal and communication skills
  • Proficiency with Microsoft Office products, specifically Excel and Word
  • Ability to work additional hours, as necessary, to meet business plan objectives
  • Ability to work on multiple projects and travel, as necessary
  • A current, valid driver’s license

Compensation:

  • Annual base salary up to 130k/year or more depending on supervisory experience and project portfolio

What did you want to be when you grew up?

From the time I was a baby, I always had this tiny pink basketball in my hand and a smile on my face.  When I started to grow out of that tiny pink ball, I upgraded to an actual basketball and I dribbled it every day to elementary school with that same smile on my face.  So obviously, my dream was to be a WNBA player!  Unfortunately, I wasn’t THAT good.  I played in college and had the opportunity to coach at the collegiate level which ended up being an even bigger dream come true.  I learned my true passion was for people and helping them reach their goals, which essentially lead me to this career in recruiting.  Now, I don’t dribble my ball to work every day, but I do come to work with a SMILE every day!
