Construction Estimator - Senior Living and Multi-Family Construction - Base Salary to 135k/year - Louisville, KY

• Our client is a growing construction and development organization specializes in senior living, healthcare, and multi-family construction projects throughout the region. The company provides development, preconstruction, and construction services for new construction, renovation, repositioning, and expansion projects within occupied and operational environments.
• The Construction Estimator is responsible for preparing conceptual and hard bid estimates, reviewing drawings and specifications, soliciting subcontractor pricing, performing quantity takeoffs, analyzing scopes, and developing project budgets for senior living, healthcare, and multi-family construction projects. This role works closely with Project Managers, subcontractors, suppliers, architects, and ownership teams throughout the preconstruction and bidding process.

Responsibilities:

• Prepare detailed conceptual estimates, budgets, and hard bids for construction projects.
• Review project drawings, specifications, addenda, and bid documents.
• Perform quantity takeoffs and scope analysis.
• Develop and distribute subcontractor bid packages.
• Solicit and evaluate subcontractor and supplier proposals.
• Generate RFIs, clarifications, and scope leveling documentation.
• Coordinate with Project Management and field operations regarding scheduling, constructability, and project logistics.
• Analyze bid coverage and ensure complete subcontractor participation.
• Maintain estimating databases, unit pricing, and historical cost information.
• Participate in value engineering and cost-saving initiatives.
• Turn over awarded projects to Project Management with complete estimating and bid documentation.
• Build and maintain relationships with subcontractors, vendors, and suppliers.

Qualifications:

• Bachelor’ s degree from a four-year college or university; or related construction estimating experience and/or training; or equivalent combination of education and experience.
• Experience estimating commercial construction projects.
• Experience estimating senior living, healthcare, multi-family, apartment, assisted living, independent living, memory care, skilled nursing, hospitality, or mixed-use construction projects.
• Ability to read and interpret construction drawings, specifications, and bid documents.
• Experience preparing quantity takeoffs, budgets, and subcontractor bid evaluations.
• Proficiency with Microsoft Excel, Microsoft Word, and Sage.
• Experience using construction estimating and takeoff software such as PlanSwift.
• Ability to manage multiple bids, deadlines, and project priorities simultaneously.

Compensation:

• Base salary in the 90k – 135k/year range.
