Commercial Construction Project Manager - General Construction Company - Base to 100k/year – West Chester, PA

• Our client is a 3rd generation family-owned GC that has been serving the local community since 1959. Located in West Chester, PA, their projects serve locations encompassing the five-county metropolitan area of Philadelphia. With a specialization in institutional renovations (schools, universities, and historic renovations) for the past 62 years, they have developed incredible relationships with local subcontractors and suppliers that will keep them busy for years to come.
• The Commercial Construction Project Manager will be a key player on this local team. Our client is looking for an individual with a strong background in commercial construction. This individual will report to the President and will be coordinating with Estimators, other Project Managers, and Superintendents to ensure successful project completion. Our clients’ projects range in size from 100k to 4 million.

Responsibilities:

• Provide overall management of construction projects from start to finish.
• Coordinate all RFI’s, Submittals, Change Orders (Owner and Subcontractor), Shop Drawings and
• close out documents (such as maintenance manuals and as-built drawings).
• Point of contact for Owner/Architect regarding client coordination, planning, scope
• management, and scheduling.
• Monitor project progress to ensure adherence to plans and specifications.
• Oversee the change order process to ensure the extras presented to the owner get approved and are fair.
• Weekly reporting on progress, cost, scheduling, procurement issues, safety concerns, design
• questions, which includes a job cost analysis report of job costs vs. budget.
• Visit project sites for troubleshooting and for the purposes of ensuring project quality.
• Review all purchase orders, delivery tickets, subcontractor requisitions, and invoices.
• Coordinate project with other team members.
• Assist estimating department with material takeoffs and budgeting as needed.

Qualifications:

• 5+ years commercial construction project management experience – public works experience is a plus.
• Proficient computer and software skills (MS Word, Excel, and Project) is required.
• Experience in creating and maintaining project budgets and schedules.
• Strong interpersonal and communication skills (verbal and written).
• Strong organizational skills and attention to detail are essential for this position.
• Excellent time management skills.
• Ability to manage multiple projects simultaneously following company processes, policies, and procedures.
• Ability to communicate RFI's effectively and manage a RFI log and report to management delays in answering, change order requirements and project delays.
• Ability to create and send submittals for approval, manage a Submittal log and report to management any delays in approval or denials that are important.
• Ability to manage the purchase log to ensure that all Owner, GC and subcontractor materials and equipment arrive on the project by the required date to ensure an on-time completion.
• Submit and manage client and subcontractor change orders. Must be able to determine if the subcontractor change order is valid and that the cost of the change order is reasonable.

• Base salary up to 100k/year, dependent on experience and on project portfolio
